Over the last few years, more and more Canadians (and a good number of former Islanders) have been trading big-city congestion for red roads, ocean views, and a 12-minute commute. In this post, we’ll look at what relocating to PEI actually looks like today—what homes cost compared to other provinces, and what people really mean when they talk about “the Island way of life.”


1. How far does your housing dollar go on PEI?

Let’s start with the big one: house prices.

As of mid–2025, the average residential sale price on PEI is hovering around the low-$400,000s. One recent market snapshot put the Island’s average house price at about $404,000, with Charlottetown specifically around $419,000.

Now compare that to the broader Canadian picture:

  • National average (Canada): roughly $680,000–$690,000 in late 2025 nesto.ca+1

  • Nova Scotia: year-to-date average around $470,000+ CREA Stats+1

  • Ontario: year-to-date average over $830,000 CREA Stats

So, very roughly:

  • A typical home on PEI often costs $250,000–$300,000 less than the national average,

  • And $400,000+ less than the Ontario average, depending on the exact area and property type.

Of course, every property is unique. Oceanfront vs in-town, newer vs older, single-family vs condo—all of that matters. But if you’re relocating from a higher-priced market, the Island often offers noticeably more house (and land) for your money.


2. What “the Island way of life” actually feels like

The numbers get people curious; the lifestyle is what usually seals the deal.

Slower pace, shorter commutes

On PEI, “rush hour” is usually 10–15 extra minutes—on a bad day. Many people find they can:

  • Get from home to work in 10–20 minutes, even in Charlottetown

  • Drop kids off, grab a coffee, and still get to the office on time

  • Spend less time in traffic and more time with family, hobbies, or the beach

If you’re used to planning your life around gridlock, this alone can feel life-changing.

Ocean everywhere

You’re never more than about 20–25 minutes from the water almost anywhere on the Island. That means:

  • Morning walks on the boardwalk in Charlottetown, Summerside, or Montague

  • Entrepreneurs and small business owners who like the lower overhead of a smaller market and the support of a close-knit business community

3. Who is moving to PEI?

From what we see working with buyers, there are a few common “relocation stories”:

  1. Young families leaving big cities

    • Tired of bidding wars and tiny backyards

    • Want a safer, slower environment to raise kids

    • Grateful to find detached homes within reach of their budget

  2. Remote professionals

    • Keep their Ontario, BC, or Alberta job

    • Cut their housing costs and commute

    • Shift their lifestyle toward “quality of life first”

  3. Retirees and early retirees

    • Downsizing from expensive urban markets

    • Looking for a smaller home with low maintenance and good access to services

    • Often drawn to walkable communities like Charlottetown, Stratford, Cornwall, and Summerside

  4. Returning Islanders

    • Grew up here, left for work or school

4. Popular areas for relocators on PEI

  • Stratford & Cornwall

  • Summerside

    • Second-largest city, strong sense of community

    • Waterfront boardwalk, sports facilities, and new residential developments

    • Attractive price point compared to many mainland cities

  • Rural & coastal communities

    • Larger lots, quieter roads, and often better value per square foot

    • Great for hobby farms, privacy, or that “country + beach” lifestyle

5. Things to know before you relocate

Relocating to PEI can be a fantastic move—but it’s not the same as simply swapping one suburb for another. A few realities to keep in mind:

The job market is smaller

If you’re not bringing your job with you (remote work or self-employment), you’ll want to:

  • Research the local job market in your field

  • Be prepared that there may be fewer employers to choose from

  • Consider whether Charlottetown or Summerside makes more sense than a very rural area

Winter is real

Island winters can be:

  • Windy

  • Snowy

  • And occasionally very icy

On the plus side, that’s also when Islanders lean into home life—wood stoves, music, community events, and getting cozy. But you’ll want a home that’s properly insulated, with modern heating and good windows.

Different property “systems” than city condos

If you’re used to a downtown condo with everything included in your monthly fee, some Island homes will feel different:

  • Wells & septics instead of city water & sewer

  • Heat pumps + electric + sometimes oil/propane instead of centrally managed systems

  • Driveways that need plowing rather than condo garage parking

None of this is bad—it just means a bit more responsibility as an owner. A good home inspection and a local agent who can explain these systems will make a world of difference.
